New Delhi: Eighteen leading listed real estate developers sold properties worth Rs 1.17 lakh crore during the last financial year, with Godrej Properties becoming the biggest player with sales booking of Rs 22,527 crore.

Barring a few realty players, all major developers have achieved higher sales bookings in 2023-24 compared to the previous financial year.

This was largely driven by strong demand for residential properties, especially luxury homes, in major cities.

Due to increased consumer demand, many developers recorded record pre-sales in the financial year 2023-24.

Eighteen major listed realty firms have reported combined sales bookings of around Rs 1,16,635 crore in the 2023-24 financial year, up 33 per cent from around Rs 88,000 crore last year, according to data compiled from regulatory filings.Of these combined pre-sale bookings of around Rs 1.17 lakh crore, the bulk of pre-sales came from the residential segment.

Industry experts attribute this surge in sales bookings from major listed players to strong housing demand post the Covid pandemic and a shift in demand towards companies and brands that have a better track record of executing projects.

In terms of sales bookings, Godrej Properties has become the largest listed company with pre-sales worth Rs 22,527 crore in the 2023-24 financial year.

Bengaluru-based Prestige Estate Projects secured sales bookings worth Rs 21,040 crore and became the second largest listed player in terms of sales bookings.

DLF, the country's largest realty company in terms of market capitalisation, achieved sales bookings worth Rs 14,778 crore in the last financial year.By selling properties under the 'Lodha' brand, Mumbai-based Macrotech Developers achieved pre-sales worth Rs 14,520 crore.

Gurugram-based Signature Global, which was listed last year, performed very well and achieved sales bookings of Rs 7,270 crore last fiscal, more than double the previous fiscal.

Bengaluru-based firms Sobha Ltd and Brigade Enterprises sold assets worth Rs 6,644 crore and Rs 6,013 crore respectively during the last financial year.

Another Bengaluru-based realty company Purvankara Ltd was not far behind and secured sales bookings worth Rs 5,914 crore.

Mumbai-based Oberoi Realty, which is in the luxury segment, sold properties worth Rs 4,007 crore in the last financial year.Pune-based Kolte-Patil sold assets worth Rs 2,822 crore in the last financial year.

Mumbai-based Mahindra Lifespaces Developers Ltd and Keystone Realtors (Rustomjee) secured sales bookings worth Rs 2,328 crore and Rs 2,266 crore, respectively.

Sunteck Realty, headquartered in Mumbai, sold properties worth Rs 1,915 crore in the last financial year.

National capital-based Ashiana Housing secured sales bookings worth Rs 1,798 crore.

Ahmedabad-based Arvind Smartspace Ltd sold assets worth Rs 1,107 crore, while Mumbai-headquartered Ajmera Realty & Infrastructure Ltd reported pre-sales worth Rs 1,017 crore.Lucknow-based Aldico Housing & Industries Ltd sold assets worth Rs 388 crore, while Mumbai-based Indiabulls Real Estate Ltd sold assets worth Rs 280 crore.

Sales booking data of some listed players like Omaxe was not available.

Real estate developers, which are not listed on stock exchanges, do not report their quarterly and annual sales bookings.

Tata Realty & Infrastructure Limited, Adani Realty, Piramal Realty, Hiranandani Group, Embassy Group and K Raheja Group are the major players in the unlisted sector.

Post the Covid pandemic, the Indian real estate market, especially the housing segment, has bounced back rapidly due to pent-up demand and growing desire for home ownership.There has also been an acceleration in the consolidation of consumer demand towards branded and reputed players as home buyers do not want to take the risk of getting stuck in real estate projects after making the payments.

Thousands of buyers are stranded in residential projects of builders like Unitech and Jaypee Infratech Ltd, which have missed delivery of projects.

After the intervention of the Supreme Court, home buyers of Amrapali Group are getting possession of their flats.
