Hyderabad (Telangana) [India], July 4: Anvita Group, which is in the real estate sector, on Thursday announced that it has taken up a mega residential real estate project, Ivana, with Rs 2,000 crore in Kollur, near Hyderabad.

Spread over 12.9 acres, the premium gated community project, which will be executed in two phases, comprises a total of 1,850 apartments. The first phase, which will be built on 3.5 hectares, will have two towers of 15 floors each and will have 450 units in total. The real estate company is preparing to deliver the units in the first phase before December 2024.

"In the second phase, four huge towers of 36 floors each will be built on 9.25 acres. We will hand over the 1,400 units of the second phase to customers in 2027. As an initial offer, we are selling units at just Rs 6,500 per unit. square meters," Atchuta Rao Boppana, chairman and managing director of Anvita group, told the media here.

According to him, the development of the first phase is expected to cost Rs 380 million and the outlay for the second phase is expected to exceed Rs 1,600 million. The company is building two- and three-bedroom apartments with sizes ranging from 1,360 square feet to 2,580 square feet from the first floor to the 34th floor. On the 35th and 36th floors, there will be luxurious four-bedroom sky villas of 2,900 to 5070 square feet. Parking spaces will be assigned at the beginning.

"Ivana will have an area of ​​8 lakh sq ft in the first phase and 28 lakh sq ft in the second phase," said Anup Boppana, director of the company.

Suitable for all income groups.

Atchuta Rao said the Ivana project will have space for all income groups. "I am also middle class. Initially my family lived in rented houses. I built my company brick by brick over the last three decades. We are developing our projects and offering a host of amenities keeping the aspirations and tastes of the clients in mind," said.

From gadgets to the garden

Nowadays, children and older people spend time with mobile phones, television and computers if both husband and wife work. To curb this, the project has been designed in such a way that residents can spend time walking in the parks and playing sports.

"The project will have two clubhouses covering an area of ​​one lakh square feet. Apart from these, a garden, a swimming pool and three parking spaces have been allotted in the basement of the towers and a floor for the use of children and adults "In addition to the corpus fund contributed by the owners for the maintenance of the apartments, we will create a fund in the name of our company for the maintenance of some sports facilities, including buses," he said.

A suitable place to organize events with 1,000 guests

Atchuta Rao said the Ivana project will have a park spread over 3.5 acres. It will also have enough facilities for residents to organize events with up to 1,000 guests. In addition, there will be a supermarket, a bank, classrooms for children's classes, a daycare center and facilities for working from home.

Funeral facilities

If someone dies in an apartment, relatives face many problems when arranging the funeral. Other residents also feel uncomfortable. Atchuta Rao explained that to address this issue, various provisions are being made at the premises, including a freezing system, to the point that three bodies can be preserved until relatives arrive from distant areas and abroad.

Atchuta Rao pointed out that in recent times, heavy rain and strong winds have caused damage to the windows of some high-rise apartments. "To avoid these problems, international quality products are used in the project. In addition, customers can choose our kitchen furniture, including cabinets," he said.

Atchuta Rao Boppana, a civil engineer hailing from Pedapalaparru near Gudivada in Andhra Pradesh, worked at infrastructure major L&T and also in Dubai for some time before venturing into business in Dubai in 2004. He entered the construction sector in association with other companies. His group currently executes six real estate projects in India and three in the United States.
